When to use this

Use a catchment assessment when an agent has already floated a unit, a landlord has offered terms, or your team disagrees about a particular high street. It is narrower than full expansion planning and faster when the decision is binary.

Deliverable

You receive a written brief covering pedestrian flows at key periods, competing banners within walking and short-drive distance, parking and public transport realities, and a clear recommendation: proceed, wait for a better unit, or walk away.

Constraints

One town (or two closely linked towns) per fee band. Larger multi-town programmes belong under retail expansion planning.
